Project Management
The Owner's Representative on Your Development

All Services

Developments Fail on Procurement,
Timelines and Cost Overruns.
Not on Vision.

The vision for a development is rarely the problem. The execution is. Wrong contractor selection, inadequate contract terms, poor cost monitoring and a team without clear accountability lines -- these are the real reasons projects overrun, overspend and underdeliver.

OEA's project management service addresses all of them. We bring structured professional discipline to your development from inception to handover -- managing the interfaces between owner, consultants, contractors and funders that, without coordination, become the fault lines where projects fail.

Our principal's mandate experience includes RICS-grade development monitoring for institutional funders, procurement oversight on government infrastructure, and end-to-end project management on commercial and residential schemes across Nigeria. We are not a construction company. We are the owner's representative -- your interests, protected throughout.

The AATC mandate -- one of Sub-Saharan Africa's most significant commercial real estate developments -- demonstrates OEA's capacity to work at institutional scale on Africa's most complex assets. Our principal's engagement on mandates of this complexity is the standard we bring to every development management appointment, regardless of scale.

Questions Developers Ask
Before They Appoint

Why bring in an independent project manager rather than leave it to the main contractor?

01

"Who is actually protecting my interests on site?"

The main contractor's interest is profit maximisation, not owner satisfaction. OEA sits between you and the contractor -- certifying only what has been properly completed, assessing variations independently, and ensuring the contract terms you paid to have drafted are actually enforced.

02

"How do I know the funder reports are objective?"

OEA is appointed by the owner or funder, not the contractor. Our development monitoring reports represent what is actually happening on site and what the cost-to-complete genuinely is -- not what the contractor is claiming. That independence is what institutional funders require.

03

"What happens when there is a dispute with the contractor?"

Contract administration is dispute prevention. Properly documented instructions, formally assessed variations and timely decisions mean most disputes never become claims. When they do, OEA's records provide the audit trail that resolves them.

04

"Can OEA manage multiple simultaneous projects?"

Yes. OEA has the team depth to manage concurrent mandates across locations. Our principal maintains direct oversight of all project management engagements -- you are not handed to a junior team once the appointment letter is signed.
